Special Features of the House

The House has 3 Air Conditioners and 3 Furnaces. This is to Provide Zoned Heating and Cooling for the House. The Downstairs has its own Thermostat. The Master Bedroom has its Own Thermostat. The Remaining Portion of the 2nd Floor has its own Thermostat.

The House has a Built-In Vacuum Cleaning System. A Hoover Vacuum with Power Brush Has been provided.

The House has a Commercial Hot Water Heater. It has a Capacity of 96 Gallons. The Water Heater can Reheat 181 Gallons with a 100-degree Rise in Temperature per Hour. It has a 199,000 BTU Heater.

There is a Recirculation Pump on the Hot Water Line.

The Security System covers All of the Downstairs Doors and Window plus 2 Motion Detectors. There is a Motion Detector at the Bottom of Each Staircase.

All of the Windows are Marvin True Divided Lite Wood Windows. The Windows were Painted Inside and Outside with a Polycron Paint. This is a Weather Resistant Paint with is Guaranteed against Peeling or Delaminating.

All of the Doors of the House have Interlocking Brass Weatherproofing.

The Doors in the Entry, Kitchen and Family Room are all Double walled to Match the Exterior of the House.

Special Features Outside the House

There are No Downspouts from the Rain Gutters on the Front of the House. They were Run Down the Interior Walls and Out to the Curb.

The Front of the House has Double Walls to Provide Depth around all the Windows and Doors

Premium Shake were Staggered on the Roof to Give a Softer more Thatched Roof Appearance.

You will find No Exterior Lights on the Front of the House. Lights were placed in the Soffits to Provide Indirect Lighting on the Front of the House. The Three Sections are Controlled Independently.

Switched Electrical outlets were Placed on the Second Story of the Front of the House. These were provided for Holiday Lighting.

The House has been Painted with a Special Elastomeric Paint. This Paint goes on 20 Mils Thick.

Automatic Sprinkler System installed in the Front Yard. All remaining Faucets are Prewired with the Control Panel in the Garage

Special Features of the Living Room, Dining Room and Entry

Oversized Brick Fireplace with Gas Log Lighter.

The Hearth is Made of a One Piece Limestone Slab.

Authentic French Mantle made by Renaissance Design.

The Recessed Lights in the Living Room are Controlled by 3 Separate Switches. There is a Switch for Lights over the French Doors. There is a Switch for the Light over the Fireplace. There is a Switch for the Lights on Either Side of the Fireplace.

An Oversized Base Board was Used to Match the Crown Molding.

The Front Door was Made by Feather River and is Solid Mahogany.

The Dining Room and Entry Lights are on Dimmer Switches

All of the French Doors in the House were Custom Made. The Doors have 12" Solid Brass Slide Bolt which were made by Baldwin.

There is a Mini Wine Cellar located off of the Entry. The Foundation has been Insulated which will result in approximately a Year Round 55 degree Temperature.

Special Features in the Kitchen

All Cabinets are made from Cherry Wood.

Under-Cabinet Lighting over the Countertops.

Both Sinks have Garbage Disposals and are Controlled by Air Switches

An Oversized Fan is used in the Vent for Gas Range to Increase the Air Flow while Reducing Noise in Kitchen

Dutch Door in Nook

Kitchen Sink has pull out sprayer along with a 1/2 gallon Hot Water Dispenser.

Double Ovens have a Separate Vent to the Outside of the House to keep the Kitchen Free from unwanted Odors with a flip of a Switch.

A Water Hookup for the Ice Maker is Provided for each Refrigerator in the Wall.

Special Features in the Family Room

The Sewer Lines of the Bathrooms Above the Family Room and the Kitchen Nook were Run in Cast Iron Pipe instead of Plastic. When the Toilets are Flushed upstairs, you will Hear Little Noise in the Ceiling or in the Walls of Running Water.

Special Features of the Master Suite

The Glass Enclosure on the Shower Fits tightly into the Tiled Ceiling. This allows the Shower to be used as a Steam Shower. If a Steam Shower is not Desired, an Oversized Fan Quickly Exhausts the Steam.

The Fan for the Shower is Mounted on the Outside of the House to increase Air Flow while Reducing the Noise.

The Bath Tub has the Capability of hold 115 Gallons of Water. The Tub also has a Hand Held Shower.

The Tower has Indirect Lighting.

There is a Security Panel in the Bedroom.

Cable TV and Telephone are available in both section of the Master Bedroom

There is a Cable TV Outlet near the Bath Tub.

About the Video Unit & Intercom

To See who is at the front door Push and Hold the Blue Button until the Picture comes onto the Screen. (to clear the screen pick up and replace the handset)

When the Door bell is pushed, the Picture will come on automatically.

To speak to the Person at the front door, Talk into the Phone.

The Phone is a actual working Telephone.

The Intercom is a Room by Room Intercom. You can speak and receive from any room to any other room in the house.

There are also Speakers in the Garage, Attic and one is wired for the Back yard. (speaker provided for the Back yard)

Special Features Upstairs

The Skylight at the Top of the Attic Staircase is openable.

The Gas Fireplace in the Library is Operated by a Switched Outlet.

4 of the 5 Bedrooms Upstairs have a Walk-in Closet.
